Asset Management and Inventory

Easy Pro manages all the identification data for the various types of systems, equipment and assets by surveying the technological heritage under management, defining the actual maintenance conditions, and creating the document archive. The model and hierarchy of the data allow for classification on “n” levels, enabling management down to the individual component of the asset.

Real Estate Management and Inventory

Easy Pro manages all the identification data in order to enable management of the entire real estate heritage.
Each real estate asset is equipped with technical and accounting attributes,  as:

  • GLA data (gross area, net area, stock area, selling area, etc.);

Facility Management

Service desk management

Via the opening of special tickets the entire maintenance intervention procedure is managed in configurable phases including the request for ordinary and extraordinary maintenance interventions, the acceptance and verification of the request, inspections care of suppliers, quotes for the interventions, and monitoring of the interventions.

Easy Pro in the WEB version allows access by external users through appropriate user profiling for managing the requests for intervention that can be sent also by email.

Planned maintenance management

The management of the scheduled maintenance agreement allows for planning the operations in relation to the real-estate and system/equipment assets, also viewable in a specific agenda. The complete and configurable management of the job description allows for creating work plans for each individual system/property associated with the maintenance item entered in the contract, the same applies for the management of the lease registers for the management of particularly complex systems.

At the same time, the human resources are managed for corporate departments as well as the materials for automatic management of the maintenance plans which can be printed as attachments to the contract.

The same maintenance plans can be sent in automatic mode to the headquarters and local branches detached from the headquarters for the on-site inspections.

Maintenance contractor agreement management

The management of the agreemeent specifications allows for entering all the information pertaining to the services to be provided. All the activities are controlled and monitored for the automatic management of the relative invoicing.

Proposal offers, work orders and invoices management

Utilities management

The specific solution for the auditing and accounting of utilities (Electricity, water, gas) users in each individual point. The system directly connected to the meters installed in the sales points allows for:

  • Automatic cyclic acquisition of the values of the electricity meters via use of specific devices;
  • Archiving of the electricity values consumed and the power absorbed by each user;
  • Displaying of acquisition errors in a consultable and printable window;

Rilheva can analyze whatever physical quantity and transmit field data to a central control server. This supplied with maximum simplicity, without supervision, with a "machine to machine" solution that integrates hardware, software and services: a flexible and scalable answer to any remote management request. Rilheva is really "Plug and Play":

  • Electrically connect device to measuring sensors
  • Insert SIM in the slot or connect net cable
  • Access via Web and through your browser start managing your plants in real time

Rilheva solution is a mix/combination of different elements: hardware, software and services.
Simple and innovative. Field hardware (GPRS ModBus oor with I/O) is generally supplied as loan for use. Field data, appropriately coded, are transmitted to central servers on IP net via an integrated GPRS router or an Ethernet connection.

It also provides external auditors and regulators with access to audit data for pre-defined time periods.

Reception service management

With this form, integrated with the management of human resources and suppliers, it is possible to manage accesses to the property and to map the entrances according to various profiles, with automatic management of badges and informative brochures.

Facility Mobile Data Collection

Easy Pro is accessible from mobile devices. In order to enhance the management of the data collection it is possible to associate RFID TAGS or QRCODE labels with each system.

Their reading with appropriate terminals or APP for Smartphones, enables management of the technical datasheets and the activities performed for monitoring, recording and sending in real time the maintenance operations carried out on each system, their type, the name of the operator, and duration of the intervention.

The opportunity of using special terminals arises from the need to provide the personnel with simple and reliable instruments in their daily work, suitable for all types of operator profiles.

Easy Pro contains an integrated document management system, removing the need for a separate package, which increases cost and hinders efficient day to day document searching. The document management modules in Easy Pro can be used not only for Property documentation but also for all other documents and incoming/outgoing letters, emails & files.

The documental module enables complete structured management of all the documentation (technical, legal, administrative) connected to the properties and/or the reference assets. It allows for recording, archiving and “versioning” documents. The procedures support the release and the authors of the documents, making it possible to permanently record the updates of the documents and the relative archiving of the same. Easy Pro also allows for complete management of the deadlines, the building dossier, the management of innovative research instruments of the documents and the exporting of documents in the most common compressed formats for both single and group companies. The management/integration is also possible towards the most widespread document management systems.
